Job Responsibilities:
1. Establish systems, policies, processes, standards, KPIs, and other frameworks for facility management and property engineering management.
2. Build and lead the facility/property engineering management team, including recruiting professional engineers/supervisors, developing a specialized training curriculum system, and organizing relevant training programs.
3. Develop and implement project asset acceptance inspection plans, including physical asset and document verification, defect registration, follow-up on rectification and closure, and review/acceptance of asset ledgers, maintenance manuals, and training materials.
4. Oversee project material procurement and management, including drafting requirements lists and procurement plans for tools, spare parts, consumables, etc., organizing tendering/procurement processes, and managing inventory.
5. Coordinate and manage the project’s Defect Liability Period (DLP) phase.
6. Develop and execute daily operation, maintenance, and repair plans for project facilities/equipment, including drafting and reviewing SOPs, SLAs, KPIs (for in-house and subcontractor teams), developing and tracking budgets, and regularly optimizing plans/procedures.
7. Manage project EHS (Environment, Health, and Safety) and emergency response, and organize training/drills as per project requirements.
8. Lead daily property management and maintenance during the project’s pre-opening and operational phases, participate in subcontractor bidding, evaluation, supervision, and performance assessment, and ensure client satisfaction and payment collection targets are met.

Qualifications:
1. Bachelor’s degree or higher in Electrical Automation, HVAC & Water Supply/Drainage, Mechatronics, or related electromechanical engineering fields.
2. 10+ years of experience in facility management or property engineering management, with 5+ years in team management. Overseas project experience is preferred.
3. Familiarity with industry regulations and standards for facility and property engineering management.
4. Proficiency in CAD drafting tools and common office software (e.g., PPT).
5. Good English proficiency for daily work communication (preferred).

岗位职责：
1、建立设施管理、工程物业管理相关体系，制度、流程、标准、KPI等；
2、设施管理工程物业管理团队筹建，专业工程师/主管的招聘工作，建立专业类培训课程体系并组织相关培训；
3、项目资产承接查验方案编制及落地实施，包括查验资产实体及资料，缺陷登记，跟进整改闭合，资产台账、维修手册、培训资料审核接收等；
4、项目物资采购及管理，组织制定工器具、备品备件、易耗品等物资的需求清单及采购计划，组织招采，物资及库存管理；
5、负责项目缺陷责任期DLP阶段的管理协调工作；
6、负责项目设施设备日常运行、维护维修方案编制及执行，包括SOP，SLA，KPI等的编制及审核（自营及分包），预算编制及日常跟踪管理，按时对相关方案及计划进行优化调整；
7、项目EHS管理，应急管理，并按照项目的统一安排进行相关的培训及演练；
8、负责项目筹备期及运营期物业管理运营及维修的日常管理，参与分包方招标，考核，监督及考核等，达成客户的考核及回款任务。

任职资格：
1、电气自动化、暖通给排水、机电一体化等机电相关专业本科及以上学历；
2、设施管理、物业工程管理经历，具备5年以上工作经验，3年团队管理经验。有海外项目工作经验优先；
3、熟悉设施管理、物业工程管理相关规范；
4、熟悉CAD制图工具，熟悉PPT等日常办公软件；
5、英语良好，可进行日常工作交流者优先。
