【Work Location: Cairo, Egypt】
Job Responsibilities:
1. Establish the property engineering management system for HVAC (Heating, Ventilation, and Air Conditioning)-related systems and equipment, including SOPs, policies, processes, standards, and other frameworks.
2. Assist in recruiting professional engineers and technicians, develop specialized training curricula for HVAC, water supply, and drainage, and organize relevant training programs.
3. Participate in developing and implementing project asset acceptance inspection plans, including physical asset and document verification, defect registration, follow-up on rectification progress and closure, and review/acceptance of asset ledgers, maintenance manuals, and training materials.
4. Manage the inventory of HVAC, water supply, and drainage-related spare parts, draft spare parts requirement lists and procurement plans, oversee material and subcontractor bidding/procurement, and handle subcontractor management and performance evaluation.
5. Coordinate and manage the project’s Defect Liability Period (DLP) phase.
6. Develop and review HVAC, water supply, and drainage-related operation, maintenance, and repair content in property management plans for the project’s pre-opening and operational phases, including SOPs, SLAs, KPIs (for in-house and subcontractor teams), develop and track budgets, and regularly optimize plans/procedures.
7. Oversee the operation and maintenance of HVAC, water supply, and drainage facilities/equipment in facility management and property engineering management, and participate in subcontractor bidding, evaluation, and supervision.
8. Collaborate on formulating project emergency plans and organize related training/drills as per project requirements.
9. Meet client performance indicators within the scope of responsibilities and improve client satisfaction.
Qualifications:
1. Bachelor’s degree or higher in HVAC, water supply, drainage, or related majors.
2. 4+ years of work experience in facility management, design/construction management, or property engineering management; overseas project experience is preferred.
3. Familiarity with industry regulations and standards for facility and property engineering management.
4. Proficiency in CAD drafting tools and common office software (e.g., Microsoft Office).
5. Good English proficiency for daily work communication (preferred).

3、参与项目资产承接查验方案编制及落地实施,包括查验资产实体及资料,缺陷登记,跟进整改闭合进展,资产台账、维修手册、培训资料审核接收等;
4、负责项目暖通给排水相关专业备品备件梳理,制定备品备件需求清单及采购计划,物资及分包商的招采工作,相关分包商的管理及考核工作;
5、负责项目缺陷责任期DLP阶段的管理协调工作;
6、负责项目物业筹备期及运营期物业管理方案中暖通给排水专业运行及维护维修类内容,包括SOP,SLA,KPI等的编制及审核(自营及分包),预算编制及日常跟踪管理,按时对相关方案及计划进行优化调整;
7、负责项目设施管理、物业工程管理暖通给排水专业设施设备运维管理,参与分包方招标,考核,监督及考核等;
8、配合完成项目应急方案的制定,并按照项目的统一安排进行相关的培训及演练;
9、达成工作职责内的客户考核指标,提升客户满意度。
任职资格:
1、暖通给排水相关专业本科及以上学历;
2、设施管理、设计/施工管理或物业工程管理工作经历,具备4年以上工作经验,有海外项目工作经验优先;
3、熟悉设施管理、物业工程管理相关规范;
4、熟悉CAD制图工具,熟悉日常办公软件;
5、英语良好,可进行日常工作交流者优先。
